Consider Terreno Realty Corp (TRNO). Acquires, owns, operates industrial real estate in 6 major coastal US markets. The stock is down 35% year-to-date. Company recently boosted dividend. Check this thesis.

Read/listen Black Men Are Precious by Ethelbert Miller. An audio book of 11 thoughtful poems about life, love, and baseball.  “Today is another day of letting go…of clutter and things I continue to cling to / I need to exhale the past…” Miller was the director of the African American Resource Center at Howard University for 40+ years. I’m proud to have produced.

Watch You and I directed by Colton Williams, written by Bryan Carter (and based on his life).  This music video was “born out of my desire to create a ‘coming of age’ story from the perspective of a jazz musician. We don’t see many coming out stories within the genre,” says Bryan.
